Once you know how much you’ve been pre-approved for, its a good idea to sit down and figure out what you actually want to spend. There are extra costs associated with homeownership, a budget helps you plan for them!
Once you have a pre-approval in place and you know how much you want to spend on a house, it’s time to find a realtor to work with. I would love to make a recommendation if you don’t have someone in mind.

You found your perfect first home, congratulations, make sure your offer includes a condition of financing with a minimum of 5 days to arrange financing. This will make sure we have enough time to finalize the mortgage!
It’s a great idea to have the property you are buying professionally inspected to safeguard against any major issues that might be hiding from view. Typical cost $350-$450.
Once your offer has been accepted by the sellers, it’s go time. You will have a short period of time to satisfy the conditions you wrote on the offer, the biggest of these will be arranging financing.
Once the mortgage has been arranged, and you have met all the conditions on your offer to purchase, the paperwork gets sent to your lawyer’s office where you finalize everything.
Today you become a home owner! Your lawyer will take care of the money transfers and your realtor will meet you at your new home with a set of keys! Congratulations!
